Thank you for visiting London Square’s consultation website which showcases plans for the mixed-use, residential led regeneration of the Leegate Centre in Lee Green.
London Square acquired the site in March 2025 and their focus is on updating and adjusting the planning consent secured by Galliard Homes in November 2024.

Proposed amendments and retentions
We recognise that the local community has endured more than a decade of uncertainty about the future of the Leegate Centre.
The main changes are internal within the buildings, as we seek to ensure the plans respond to new fire and building regulations which have been introduced since Lewisham Council approved the previous plans, and to increase the amount of affordable housing delivered here.
Alongside these changes, a number of things will remain the same from the previous plans.
The amount of ground floor commercial space remains similar to the previous plans, and the size of the proposed community centre remains similar, too.
Our plans for the pedestrian routes through and across the site are also the same, as is our landscaping strategy also believe a small number of other changes will improve the scheme which continues to focus on a main public square at the heart of the scheme.

Public consultation
London Square is showcasing our proposed adjustments to the Leegate Centre plans at a public exhibition at St Peter’s Church on the corner of Eltham Road and Weigall Road from 3.30pm until 8pm on Tuesday 20th May 2025.

The main focus, after so much uncertainty about the future of this site, is on delivery, which is why we are seeking to update and adjust the previous consent rather than starting again. Following our consultation in May, we aim to submit a Section 73 planning application to the London Borough of Lewisham so that our minor adjustments can be considered, and hopefully approved.
With our demolition and site clearance works likely to start this summer, our plan is to ensure that demolition ends when a potential new consent is secured. This aims to ensure a seamless transition, with construction work beginning on all three buildings simultaneously – rather than the phased approach proposed previously – with the aim of the site being completed by around 2029/2030.
